Choosing the right agent: Why it can make or break your sale

If you’re still deciding between agents, here are a few things to keep in mind:

➡️Selling is a process.

Choosing the right agent is a big decision — you’re committing to a working relationship, and the wrong choice can cost you time and money. Not all agents are the same, even if their fees or services seem similar. If you’re unsure, ask to see examples of their past work and marketing before deciding.


➡️We work by referral.

Some of the best agents in Victoria might not have big billboards or radio ads. Like us, they rely mostly on repeat clients and word-of-mouth referrals. We focus on quality client care and marketing YOUR property — not ourselves. At the end of the day, our success depends on your success, so we work hard to earn your trust and referral.


➡️Cost vs. value.

Commissions vary — some agents charge more, some less. What makes us different? Service and execution. On the other hand, agents who work part-time or have fewer listings might have less experience, which could impact the results you get. The key is finding the right balance of experience, availability, and commitment that fits your needs.


➡️“Buying” a listing.

It’s common for agents to recommend a high listing price to win your business — hoping you’ll lower it later. This can backfire: stale, overpriced homes often sell for less in the long run. Your home’s worth what a buyer will pay, so it’s smarter to choose an agent who markets your home well and communicates clearly. ➡️Brokerage is just one part of the picture.

Service levels can vary widely and aren’t always determined by the brokerage or fees. Keep in mind that agents are independent contractors, each with their own approach and style.


➡️Marketing plan.
